ELEVATORS

FOUNDATION AND STRUCTURE
The structure of the building rests on the ground by means of a reinforced concrete foundation, according to project calculations and the Technical Building Code (CTE). Structure with pillars, beams and bidirectional reinforced concrete slabs.

FACADE AND EXTERIOR CARPENTRY
For the cladding of the façade, a master plaster finished with exterior paint has been chosen. This system will be supported on a sheet of perforated solid brick half a foot thick. Continuing with the line of providing the best thermal and acoustic insulation standards in the home, lacquered aluminum exterior carpentry with thermal break (RPT) has been chosen. The windows may be with folding, sliding or tilt-and-turn opening depending on the rooms and needs. The darkening of the carpentry in bedrooms will be done through aluminum blinds with thermal insulation, its drive will be motorized in the master bedroom. Thanks to the glazing with low-emission glass and solar control, you will always enjoy the perfect temperature, both in winter and summer, and save on your annual consumption.

ELECTRICITY AND TELECOMMUNICATIONS
The homes are equipped with top quality mechanisms and a white design to reinforce that feeling of calm and serenity. On terraces, it has also been planned to include an electrical outlet and installation of light fixtures with an LED system to guarantee a greater versatility of the space.
All homes will have television, voice and data sockets in all rooms, except the bathrooms. In the case of the main terraces and the solarium, there will also be a television outlet.

COVERS
To comply with the unique design of the promotion, the terraces of the houses will have a waterproofing and protection layer with a non-slip porcelain stoneware flooring finish. In the top-floor homes, which will have a solarium, their finish will be the same as that of the terraces. The covered area for facilities will have gravel protection.

COATINGS AND FLOORING
All the rooms in the house will have continuous false ceilings of laminated plasterboard, with the exception of a bathroom which, due to the fact that the air conditioning machine is installed, will have a false ceiling that can be registered. For the floor finish, a series of porcelain stoneware models have been chosen, being non-slip in the case of outdoor terrace areas. Inside the houses, between the wall and the pavement, a white skirting board will be placed to match the woodwork. For ceramic wall tiles in bathrooms, you can choose from a series of top quality porcelain stoneware or porcelain stoneware models combined with white body, with a contemporary design. The painting of the house will play a key role in the design. For the color of the house, you can choose between three shades of clear plastic paint, white for the ceilings, to provide a greater sense of calm and serenity to the design.

MASONRY AND INSULATION
So that perfect interior thermal and acoustic insulation is ensured in the separation between houses, a mixed system of brick masonry and laminated plaster wall linings has been established on each side. Added to the composition, on both sides, is a high-performance mineral wool panel that ensures the intimacy and privacy of each home. The exterior façade will be made of a half-foot sheet of perforated solid brick, to which a lining of laminated gypsum panel will be added on the inside.

INTERIOR CARPENTRY
The house has an elegant armored door equipped with a security lock and a smooth satin chrome knob. In the design of the interior doors, horizontal grooves stand out, also finished in white, with smooth satin and chrome handles. As for the cabinets, no detail has been left to chance. Modular white structures have been planned to match the interior doors, which can be folding or sliding, depending on the room. The bedroom closets are lined with a white textile board and have a bar and shelf to place clothes.

BATHROOMS AND TAPS
The main bathroom includes a washbasin cabinet, equipped with two drawers. In the case of the secondary bathroom, a single white wall-hung washbasin with a chrome siphon will be placed. The toilets in the bathrooms will be suspended with a built-in cistern. In the case of showers, their design will have a flat shower tray and the installation of a fixed safety glass partition. The shower taps in the main bathroom will be thermostatic with a hose and a rain effect shower head. The faucets will be of the Hansgrohe brand.

KITCHENS
We propose a modern and very attractive design for the kitchens, which will be delivered equipped with high-capacity base and wall units and elegant countertops and kitchen fronts in compact quartz, which will increase the functionality of the space, the comfort and the style of the kitchens. The appliance equipment includes the extractor hood, a ceramic hob, as well as an electric oven, microwave, refrigerator, dishwasher, washing machine and sink.

HEATING, AIR CONDITIONING AND HOT WATER
For greater efficiency in the homes, a modern installation of cold air and hot air conditioning equipment has been planned, with distribution through ducts with supply and return grilles in the living room and bedrooms. The temperature control is carried out by means of a thermostat located in the main room. The hot water system will be generated by an innovative aerothermal system, which reduces energy consumption and increases savings on the electricity bill. In the main bathroom, an electric underfloor heating system will be installed that will provide gentle heat, allowing a direct and immediate sense of optimal well-being to be achieved.

PLUMBING AND SANITATION
The interior water network of the house is distributed through high-tech pipes made of cross-linked polyethylene, a material that is highly resistant to high temperatures and abrasion. In addition, the sanitation network has been designed to have pipes with acoustic attenuation, thus contributing to creating a space of greater tranquility.
